Conveyancing Costs and Disbursements

Sale of a Residential Property

The professional fee charged by our firm covers all legal work required to complete the sale of the property, including redemption of any mortgage(s) and liaising with the buyer’s solicitor and your estate agent throughout.

An example of costs is herewith:

Our professional fee for a freehold sale at £150,000.00 is £700.00 plus VAT.

Any telegraphic transfer sent will be charged at £30.00 plus VAT.

Disbursements are costs incurred on your behalf, payable to a third party.  The disbursements we expect to be incurred are as follows:

  • Land Registry Official Copy Entries £7.80
  • Anti-Money Laundering Check – £7.80 per person

Total = £891.60 including VAT, disbursements and a telegraphic transfer

Purchase of a Freehold Residential Property

The professional fee charged by our firm covers all of the legal work required to complete the purchase of the property, including the registration of your interest at HM Land Registry, the filing of a Stamp Duty Land Tax (“SDLT”) return and payment of any SDLT.

An example of costs is herewith:

Our professional fee for a freehold purchase at £150,000 is £700.00 plus VAT.

A telegraphic transfer fee will be charges at £30.00 plus VAT.

The disbursements we expect to be incurred are as follows:

  • Search Fees (Local Authority, Water and Drainage, Coal Mining and Environmental) – £257.60
  • Anti-Money Laundering Check – £7.80 per person
  • Land Registry Fee – Costs depends on value and type of transaction – typical fee £100
  • Land Registry OS1 search £4.20
  • Bankruptcy Search Fee £2.00 – £3.00 per person

Total = £1,250 including VAT, disbursements and a telegraphic transfer (approx.)

Additional Costs

Sometimes it is necessary to carry out additional work to enable a matter to complete satisfactorily.  In such circumstances, the following additional professional costs will be charged:

Re-Mortgage £350 plus VAT
Transfer of Equity £300 plus VAT
Re-Mortgage and Transfer of Equity combined £500 plus VAT
Equity Release £750 plus VAT
Leasehold Property £150 plus VAT
New Build Property £250 plus VAT
Declaration of Trust £75 plus VAT
Help to Buy ISA/Lifetime ISA £50 plus VAT
Arranging Indemnity Insurance £25 plus VAT
Gifted Deposit £75 plus VAT
Statutory Declaration £75 plus VAT
Purchasing subject to tenants £75 plus VAT
Dealing with a retention £75 plus VAT
Registration of a charge at Companies House £50 plus VAT
Dealing with an occupier waiver form £30 plus VAT
Unregistered Title £150 plus VAT
Dealing with an air space lease £75 plus VAT

Timescales

It is difficult to estimate how long a transaction will take as it depends on many factors, some of which are beyond our control.  The process of selling and/or buying is currently taking approx. 8 – 12 weeks although with the full co-operation of all parties, it can take less time.

Leasehold Property

When purchasing a leasehold property, additional disbursements may be payable.  Such disbursements include:

  • Notice of Transfer
  • Notice of Charge
  • Deed of Covenant Fee
  • Certificate of Compliance
  • Share/Membership Certificate

Such fees tend to be between £50.00 – £150.00 plus VAT each although they do vary greatly from property to property.  We will notify you of any leasehold additional fee as and when we become aware of them during the transaction.

Where a fixed costs quote is not provided, our hourly rates are as follows:

Paul Mernin £250.00 plus VAT

Gemma Owens £200.00 plus VAT

Helen Campbell-Gill £200.00 plus VAT per hour

Private Client Costs and Disbursements

Please find here with an estimate of our typical costs for private client work:

Wills £120 plus VAT

Mirror Wills £225 plus VAT for two

Lasting Power of Attorney £180 plus VAT and a disbursement of £84.00

Application for a Grant of Probate where a Will exists £500 – £2,000 depending on the estate plus VAT plus disbursements of approx. £273

Timescales

We aim to see you, take instructions and prepare the Will and/or Powers of Attorney within 2 – 4 weeks.

A Grant of Probate is typically issued within 16 weeks of an application being submitted to the probate registry.
